Keeping a well maintained roof is vital to help control your building environment, energy usage and ensure the comfort and safety of everyone inside the building.

Regular maintenance will flag up defects which will require minor repairs; this will increase the lifespan of the roof and prevent major failures. With regular maintenance there will be a pattern emerge in any given roof area which can be addressed with proactive planning and enable budgets and refurbishments to be considered ahead of the possible roof failures"

So how do you go about correctly maintaining and looking after your roof?  Here we look at 5 top tips.

Identify the roof system and date of installation of each building. It is important to be aware of any existing manufactures warranties you may have in place. Lack of maintenance or unlicensed contractors using the wrong materials can jeopardised the warranty of your roof. It is important that your contractor uses the most appropriate roofing materials from the offset, look for high-performance and durability. Whilst cheaper options may seem a financial benefit at the time, the long-term cost implications could end up costing the business more money in the future.


It is important to hire a professional and vital they have the correct access to the roof and carry out recognised safe working practices from the installation through to repair and maintenance.  Allowing an inexperienced or unlicensed person to work on your roof can lead to long-term issues - they may not have the expertise to understand the underlying cause of a problem. A small roofing issue, which is not managed correctly, can quickly escalate into a much larger problem.


Take a pro-active approach. Don’t wait for something to go wrong. Regular inspections and maintenance can help reduce the likelihood of a major repair, or even a complete roof replacement. Whilst it may seem that this is a simple task, always seek the assistance of a professional. Not only are they experienced in using the necessary equipment required to fully check every component of the roof, they will also be able to spot issues, which may not be obvious to the untrained eye.


Keep things clear and tidy, check gutters and downpipes for leaves. Any blockage can cause problems in enabling water to drain from your property.  If you have trees overhanging your roof, it is sensible to carry out regular maintenance to avoid debris causing long-term issues. It is also advisable to keep an eye out for vegetation or moss growing on your roof. This in itself can be a sign of dampness.


Check what’s going on inside. It is all very well monitoring the exterior of your roof, but it is always worth keeping an eye on what is happening on the inside of the building as well. Any sign of water leaking, mould or mildew or staining caused by water damage is worth investigating. The sooner problems are checked the less likely they are to develop into a major disaster.
